Northlake Condominiums: A Unique Residential Community

At Northlake Condominiums, we stand apart as a distinctive condominium complex, comprising a total of two hundred and forty (240) units—a marked departure from the conventional apartment communities. Here, each unit stands as an emblem of individual ownership, underscoring the sense of personal space and investment that our Owners cherish. In contrast, the communal areas within our complex are collectively owned and cared for by the Northlake Homeowners Association (HOA).

Understanding the Homeowners Association (HOA)

But what exactly is a Homeowners Association (HOA)? When you make the choice to acquire a condominium unit within our complex, you seamlessly become a valued member of the Homeowners Association. In essence, this means you join a collective of 239 other Owners who share in a real estate investment known as Northlake. As part of this shared investment, each Owner assumes a proportional responsibility for the maintenance and upkeep of the common elements that enhance the quality of life in our community.

Diverse Unit Offerings:

Northlake Condominiums takes pride in offering a diverse range of units, including:
  • One hundred and thirty-two (132) two-bedroom units, each spanning approximately 1,016 sq. ft.
  • One hundred and eight (108) three-bedroom units, generously sized at around 1,400 sq. ft.
To support our community's shared amenities and services, we have established monthly regime fees:
  • For a two-bedroom unit, the monthly regime fee is $298.
  • If you own a three-bedroom unit, the monthly regime fee amounts to $346.

Rental Policy:

Currently, we wish to inform all potential new Owners that the rental of units is not permitted. Our community's rental rate is currently set at 18%, with 43 units currently occupied by renters. We maintain a strict policy to ensure that the rental rate does not exceed this limit, as it is essential to maintain a balanced ratio of Owner-occupied units.
For both current and new Owners who desire to rent out their units, we have established a waiting list. Additionally, Owners who choose to rent out their units are subject to an annual Landlord Administration Fee of $550. We also emphasize our clear policy against short-term rentals, including platforms such as Airbnb and VRBO.

Resident Demographics:

Based on current statistics, our community comprises one hundred sixty-six (166) units, with a majority (68%) being Owner-occupied, while thirty-eight (38) units (14%) are utilized as second homes. These figures underscore our commitment to maintaining the residential character and stability of our community.

Key Information Before Closing:

Before finalizing the purchase and closing process for a unit at Northlake Condominiums, it is crucial that the HOA Board of Directors reviews and approves a Waiver of First Right of Refusal. To facilitate this, we kindly request the following information to be promptly submitted to the HOA Manager:

Once we receive this information, our Board of Directors will diligently review it, sign the waiver, and subsequently forward it to your chosen closing attorney to facilitate a smooth closing process. Please be aware that a $220 Questionnaire fee may apply if required by your lender, and there is a $550 Transfer fee upon unit closure. These fees are crucial to ensure the seamless management and operation of our community.

Special Assessments:

Currently, there are no plans or ongoing discussions regarding a Special Assessment. However, please note that circumstances can evolve, and while we do not foresee any such assessments currently, this status may change in the future.

Parking:

Each unit includes two (2) parking spaces: one (1) reserved space and one (1) unmarked space for your convenience. Parking decals are available for $15.00 each.

Pool Hours:

Our pool is open for enjoyment from May to September, with operating hours between 9:00 AM and 8:00 PM. Pool Cards are available for $20 each (limit one (1) per unit).

Dumpsters:

The dumpsters on our premises are designated exclusively for use by Northlake Residents. Please be mindful that only household garbage should be placed in these dumpsters. For disposal of items such as furniture or electronics, we kindly ask that Residents make use of the Recycling Center, conveniently located just one (1) mile away on Manse Jolly Road.

Elevators:

Please note that elevators are available in only three (3) specific buildings: #14, #15, and #16, for the convenience of our residents.

Pet Policy:

Northlake Condominiums welcomes domestic pets for Owners; however, renters are not allowed to have pets on the premises. In cases where Renters are found in violation of this policy, the unit Owner may incur a $100 per day fine. Additionally, it's important to be aware that the following breeds of dogs, whether full breed or mixed, are not permitted on Northlake Property:

  • Wolf Dogs and Wolf Hybrids
  • Presa Canario (Canary Dog)

Access Important Documents and Services

At Northlake Condominiums, Owners have the privilege of accessing our Homeowner Portal, a convenient hub for essential documents and information. Here's what you can find on the portal:
  • Master Deed: Review our Master Deed, the foundational document that outlines the rights and responsibilities of condo owners within our community.
  • Rules & Regulations: Familiarize yourself with our community's Rules & Regulations to ensure a harmonious living environment for all residents.
  • Insurance Information: Stay informed about insurance policies and coverage details relevant to our community.
  • Past/Current Minutes from Board Meetings: Gain insights into past and ongoing discussions and decisions made during our Board meetings.
  • Past/Current Budgets: Access financial data and budget reports to stay informed about the management of community funds.

Resident Move-In Procedures:

  • Landlords, Owners, and Property Management Companies are required to provide a copy of the executed lease to the HOA Manager before residents move in.
  • All new Owners and Renters must report to the office before their move-in date to ensure a smooth transition.
